The Ross is a traditional detached house plan whose aesthetic features are informed by older period properties, providing a unique contrast to the modern construction methods for which it was designed.
The open plan living / dining room area offers a large and welcoming family area, with direct access to the rear garden. The kitchen, utility and WC complete a well-thought-out Ground Floor layout. Upstairs, we have three double bedrooms and a family bathroom, with the master bedroom benefiting from an en-suite and walk-in wardrobe. Why buy our house plans?
We can help to bring your dream family house design a step closer by providing high quality house plans that have already been drawn up and modelled in 3D for other customers. Designing a home from scratch means investing a lot of time and money – our house plans give you a solid starting point from which you can develop your ideas. Building your own home used to be a complex and expensive process; with our ready made self-build house designs, all of the hard work has already been done, so you can concentrate on enjoying it.
Can your plans be used for a Building Regulations application?
Unfortunately, due to changes to the Building Regulations over recent years, it’s not now possible to offer ‘off-the-shelf’ plans for a Building Regulations application. The plans available for download from our website contain all of the detail needed for a Planning Application, but Building Regs applications have to be more site-specific and contain information such as energy efficiency and water consumption calculations, which will be determined by your chosen build method and circumstances. We do, however, offer a fixed price Building Regulations service – click here for more information.

We also offer free, no obligation advice as part of the service. So don’t feel daunted and overawed by the thought of taking the plunge and building the home you’ve always wanted – all the help and guidance you need is just a click or a phone call away.
