Why start with an existing design?

You don’t need to commission a house from a blank sheet of paper. Most of our clients start with one of our existing designs — chosen because it’s close to what they want — and then adapt it. Cosmetic changes are included in the plan price, so a design that’s almost right is often the fastest, most affordable route to a design that’s exactly right.

Questions people ask before they start

Do I need land before I choose a house plan?

Can I adapt one of your designs?

Yes. Cosmetic changes — materials, window and door positions, minor layout tweaks — are included in the plan price. Larger alterations are quoted before you commit. You can find more information on our customisation service by clicking here.

What’s the difference between planning drawings and building regulations drawings?

Planning application drawings are what your council needs to approve the look and scale of the project. Building regulations drawings come later and cover the technical detail needed to actually construct it safely and compliantly. We wrote an article explaining the difference – click here to read it.
