One of the most common questions I’m asked by people considering a self-build is also one of the hardest to answer cleanly: “How much will it actually cost to build a house?”
The difficulty isn’t that the information doesn’t exist — it’s that much of what’s online is either out of date, overly optimistic, or stripped of important context. Headlines quoting a single £/m² figure rarely reflect the reality of real sites, real planning constraints and real-world decisions.
In this article, I’ll set out what self-build costs really look like in the UK heading into 2026, based on current conditions and the issues I see time and again when projects move from idea to delivery.
There is no single “cost per square metre”
You’ll often see build costs quoted as something like “£1,800–£2,200 per square metre”. While those figures aren’t necessarily wrong, they are incomplete.
They usually assume:
- a relatively simple site
- good ground conditions
- straightforward access
- a standard level of specification
- minimal planning constraints
Change just one of those variables and the numbers can shift quite quickly.
A better way to think about build cost is as a range, influenced by design, site and expectations — not a fixed rate you can multiply by floor area.
Typical self-build cost ranges in 2026 (build only)
As a very broad guide, for a new-build house in the UK:
- Lower cost range: £1,900–£2,200 per m²
- Mid-range (most projects): £2,300–£2,700 per m²
- Higher specification / complex sites: £2,800–£3,200+ per m²
These figures relate to construction costs only, not the total project cost.
For example:
- A 180 m² house at £2,500/m² = £450,000 build cost
- That does not include professional fees, planning, surveys, utilities, or external works
This distinction catches a lot of people out.
Build cost vs total project cost (a crucial difference)
When people talk about “budget overruns”, it’s often because they’ve only budgeted for the build itself.
On many self-build projects, the total project cost can be 15–25% higher than the construction figure once you include:
- Architect / designer fees
- Planning application costs
- Surveys (ecology, drainage, highways, etc.)
- Building regulations
- Utilities and services connections
- External works, driveways and landscaping
- Finance and contingency
This doesn’t mean self-build isn’t viable — but it does mean it needs to be approached with realistic expectations from the outset.
What actually pushes costs up?
In practice, cost increases are rarely caused by one big decision. They’re usually the result of several smaller factors stacking up.
Common examples include:
1. The site itself
Sloping plots, poor ground conditions, restricted access or long service runs all add cost — often before a single brick is laid.
2. Footprint over height
Single-storey homes and large footprints increase foundations, roof area and external wall length. Bungalows are often more expensive to build than people expect.
3. Planning-driven design changes
Requirements for materials, roof forms, window proportions or massing can all affect build cost, particularly if they’re introduced late.
4. Specification creep
Small upgrades — better glazing, higher ceilings, alternative heating systems — add up quickly, especially when multiplied across an entire house.
Regional differences still matter
Build costs are not uniform across the UK.
Labour availability, material supply chains and demand all influence pricing. In general:
- The South East and commuter belts remain more expensive
- Rural locations can carry premiums due to access and logistics
- Remote or constrained sites tend to attract higher contractor prices
This is another reason why online averages should be treated with caution.
Where expectations most often go wrong
The most common issue I see is not poor planning — it’s false confidence based on incomplete information.
People will often:
- price a house using an optimistic £/m² figure
- assume planning will be straightforward
- underestimate site-specific costs
- leave little room for contingency
When reality catches up, the project suddenly feels far more stressful than it needs to be.
The irony is that many of these problems can be reduced by making better decisions earlier, before money is committed.
A more reliable starting point
Rather than designing blind or relying on headline figures, many self-builders find it far easier to start with a well-tested house design and adapt it to suit their site, budget and planning context.
This approach:
- anchors expectations early
- allows more accurate cost planning
- reduces design risk

It doesn’t remove uncertainty entirely — but it does significantly reduce it.

The key isn’t to aim for the lowest possible figure — it’s to understand what’s realistic for your site, your priorities and your constraints.
