We probably all dream of living in a home that looks out over the water, either by the sea or by a lake, river or canal. In the UK we have extensive waterways to choose from so building a waterside home not an impossible dream. There are definite emotional and health benefits to living by water as it makes for a calmer, more relaxed and less stressful life which has been borne out by numerous studies over the years.
Before we get too carried away we should look at the downside of a life on the water’s edge and there is a definite high cost to improving your wellbeing in this way. Land anywhere near the coast or by a lake, river or canal is going to be sold at a premium and there will be a rush of buyers for such a plot so you may need to prepare for many disappointments along the way.
Flooding is always a risk with a waterside property so do your homework and check the risk with the Environment Agency, particularly if you are interested in a riverside plot. If there is a risk the Enviroment Agency can give you guidance i.e. how much to raise your house from ground level but you need to remember that such work is going to add significantly to your build cost.
If you are looking at a plot that is particularly close to the sea you need to research coastal erosion and how that may impact. Also remember that externally your dream home by the sea is going take much more of a hammering from the weather than if it was inland so you need to get your exterior right, probably with professional help, and maybe be prepared to have to pay for regular maintenance or do it yourself!
The most important piece of advice before you proceed with your dream waterside home is to make sure that your solicitor checks that you would be able to get insurance for your home. Insurance companies will not touch homes that may flood regularly or may fall into the sea!
